It is driven by moisture combined with organic acids in the indoor air, the kind released by carpets, cleaning products, new cabinetry, adhesives, and other common household sources. Two things make it worse: high humidity, which our Zone 4A climate delivers in abundance, and tight, well-sealed homes that concentrate those airborne acids. The result is a coil that leaks refrigerant slowly, with no visible oil stain and no single obvious hole — just a system that keeps losing charge and cooling worse over time, no matter how many times someone “tops it off.”
Because a formicary leak is microscopic and often has no visible sign, finding it takes proper leak detection rather than a visual once-over. We confirm the system is low on charge, then locate the source using electronic leak detectors, UV dye traced with a UV light, and pressure testing to isolate whether the leak is at the coil, the line set, or the connections. Confirming that the coil itself is the leak point — rather than a fitting or a valve core that would be a much smaller repair — is essential before recommending anything, because a coil replacement is a significant job and we will not point you toward it until the diagnosis is certain.
