Our Service Area

Swellfort Heating & Air Conditioning serves Hyattsville and the communities immediately around it, in the inner-Beltway part of Prince George’s County, Maryland. We work from our office in the Riggs Building on Riggs Road, and we keep our service area tight on purpose — staying close to home means faster response times, real familiarity with the housing stock and climate challenges of these specific communities, and the kind of local knowledge that a contractor covering half the state cannot offer. Every community we serve shares the same demanding Zone 4A climate, the same mix of historic and mid-century homes, and the same need for honest, well-installed heating and cooling. Below are the communities we serve; select yours to learn how we help homeowners there.

Communities We Serve

We provide the full range of residential and light commercial HVAC service — heating, cooling, indoor air quality, installation, maintenance, and 24/7 emergency repair — across these six communities:

  • Hyattsville, MD — our home base, from the Historic District’s older homes to the newer buildings of the Arts District and University Town Center.
  • Chillum, MD — the community just west of us, with its mix of mid-century single-family homes.
  • Langley Park, MD — northwest of Hyattsville, along the University Boulevard corridor.
  • Adelphi, MD — to the north, near the University of Maryland area.
  • Mount Rainier, MD — the historic community at the DC line, known for its older housing and many boiler-heated homes.
  • Riverdale Park, MD — east of Hyattsville, a walkable community with a range of home ages.

Why We Stay Local

There is a real advantage to hiring a contractor who works in your specific area rather than one who ranges across a huge territory. Response time is the obvious one — when your heat fails on a cold night or your AC dies in a heat wave, being nearby means we can get to you sooner. But local knowledge matters just as much. The homes in these communities have shared characteristics: older housing stock with the venting quirks that come with past furnace upgrades, many homes built before central air with no ductwork, boiler and radiator systems in the oldest neighborhoods, and the universal Zone 4A humidity problem that makes proper sizing and dehumidification so important here. A contractor who works these streets every week knows what to expect and what to look for, rather than treating your home as an unfamiliar one-off.

The Climate We All Share

Every community in our service area sits in Climate Zone 4A — mixed-humid — with hot, humid summers and cold winters. Our summer design conditions run near 93°F with high humidity and dew points in the low-to-mid 70s, and our winter design temperature sits around 20°F. That combination shapes everything we recommend: air conditioning and heat pumps sized to remove humidity rather than just lower temperature, whole-home dehumidification for the cold-but-clammy problem, heat pumps well-suited to our mild-to-moderate winters, and careful attention to the older homes that dominate the area. Wherever you are in our service area, these are the challenges your system faces, and addressing them properly is what we do.

Commercial Service Beyond Our Residential Area

For light commercial HVAC — offices, retail, restaurants, and small commercial buildings — our service area extends slightly further, including Bladensburg alongside the communities above. If you operate a business in or near our area and need commercial heating and cooling service, maintenance, or a service agreement, reach out and we will confirm we can cover you. Our commercial services are built for the businesses of this part of Prince George’s County.

Don’t See Your Community?

If you are just outside the communities listed but nearby, it is worth a call — our service area reflects where we can respond well, and we would rather tell you honestly whether we can serve your address than turn you away by assumption. Get in touch and we will let you know.
