Indoor air quality in Prince George’s County is shaped by two things working against you: a humid Zone 4A climate that keeps summer dew points in the low-to-mid 70s, and a housing stock old enough that many homes have never had proper filtration, ventilation, or moisture control. The result is the complaint we hear constantly — a house that feels stuffy and damp even when the air conditioner is running, air that aggravates allergies, and combustion appliances tucked into tight basements where carbon monoxide is a real concern. Air quality is not a luxury add-on here. It is part of making the system actually work.
When indoor relative humidity sits above 50%, a cascade of problems follows: dust mites thrive, mold germinates on cool surfaces like the evaporator coil and inside the return plenum, wood swells, and the air simply feels warmer and heavier than the thermostat reading suggests. In this climate an oversized or poorly-sized air conditioner routinely leaves a home at 60 to 65% relative humidity, which is why so many air-quality complaints are really humidity complaints in disguise. The most effective single upgrade for many homes is dedicated whole-home dehumidification that pulls moisture out independently of the cooling cycle, holding the house in the 45 to 50% range where it feels comfortable and stays healthy.
Higher filtration is not automatically better, and this is where well-meaning upgrades go wrong. A dense filter with a high MERV rating cleans more effectively but also resists airflow, and if you drop a thick MERV 13 filter into a system with a filter slot and ductwork never designed for it, you can spike static pressure, starve the blower, and hurt both comfort and equipment life. The right approach is to match the filtration to the system — often that means a properly sized media filter cabinet rather than a thicker one-inch filter — and to verify static pressure after the upgrade. We measure it. MERV 13 is a strong target for most homes, but only when the system can move air through it.
Much of the older and converted-multi-family housing in our service area has gas furnaces, boilers, and water heaters sharing tight mechanical spaces, which is exactly where carbon monoxide risk concentrates. A cracked heat exchanger, a blocked or orphaned flue, or a backdrafting water heater can all spill CO, and it is colorless and odorless.
