If your business occupies a single-story or low-rise commercial building — a store, a restaurant, an office suite, a strip-mall space — your heating and cooling almost certainly comes from one or more rooftop units. An RTU is a packaged system: heating and cooling combined in a single weatherproof cabinet, sitting on the roof, delivering conditioned air through ductwork into the space below. RTUs are the workhorses of commercial HVAC because they save interior space and keep the equipment out of the way, but their rooftop location is a double-edged sword — out of sight means out of mind, and problems often go unnoticed until the space gets uncomfortable. We service, repair, and replace rooftop units for businesses across Hyattsville and Prince George’s County.
A rooftop unit is its own category of equipment, with components and considerations a split system does not have:
RTUs fail in ways that reflect their design and exposure, and we diagnose the actual cause rather than guessing at a unit on the roof. Common issues include belt and bearing failures in the blower section, capacitor and contactor failures (the same inexpensive parts that fail in any system, catchable before they strand you), compressor problems, economizer faults that waste energy or disrupt comfort, and dirty coils that rob capacity — a particular problem given the rooftop exposure. On the heating side, gas RTUs have the same combustion and heat-exchanger safety considerations as any gas equipment. Because the unit is out of sight, we also look for the developing problems a business owner would never spot from the ground, so a small issue gets fixed before it becomes a comfort failure during business hours.
When an RTU reaches the end of its life, replacement is a more involved job than a residential changeout, and getting the details right matters. The new unit has to match the existing roof curb — the frame it sits on — or the curb has to be adapted, and the replacement is typically set with a crane. Beyond the logistics, the same fundamentals apply that govern any good installation: the unit must be correctly sized to the space’s actual load (commercial loads are driven heavily by internal heat from people, lighting, and equipment), the gas and electrical connections made to code, and the unit commissioned and verified. A newer RTU also brings meaningful efficiency gains over a decade-old unit, which matters on a commercial energy bill. We handle RTU replacement including the curb, rigging, and permitting, and we size the new unit to your building rather than simply matching the old one.
Of all commercial equipment, rooftop units make the strongest case for scheduled maintenance, precisely because they are out of sight. A belt fraying toward failure, an economizer stuck in the wrong position, coils caked with rooftop debris, bearings wearing out — none of these are visible to you from inside the building, and all of them are catchable during a routine rooftop visit. Left alone, they turn into the breakdown that empties your store on a hot afternoon. Regular RTU maintenance — ideally on a service agreement so the visits actually happen — is the difference between a unit that quietly does its job for its full lifespan and one that fails without warning at the worst time. We keep your rooftop units maintained so the roof stays the boring part of your business.
