How Swellfort Heating & Air Conditioning Works

Most HVAC visits in Prince George’s County follow a script: a technician walks the house, glances at the nameplate, and quotes a number that roughly matches whatever was there before. That script is why so many Hyattsville homes have a brand-new system that hits 72°F and still feels like a cellar in August. Our process exists to break that script. Every step below produces a number — a measurement you can see — and those numbers, not a hunch, decide what you pay for.

Step 1 — The Load, Not the Guess

Before we quote a replacement, we run a room-by-room ACCA Manual J load calculation. Not a rule of thumb, not “your old unit was 4 tons so we’ll match it.” The existing equipment is frequently the source of the comfort problem, and copying its size copies the problem forward. New systems are specified with R-454B or another A2L refrigerant, in step with the AIM Act phasedown. We size to the measured load, not to the biggest unit that fits the budget. Bigger is not better in a humid climate. Bigger short-cycles, and short-cycling is what leaves you damp.

Step 3 — The Ductwork Reality Check

A perfectly sized system fails if the ducts can’t move the air. So we measure total external static pressure with a manometer — the design target is around 0.5 inches of water column, and in Hyattsville’s post-war ramblers and split-levels we routinely find 0.9 or higher, because the returns were undersized in 1955 and never corrected. When static is high, the fix is duct correction, sealing, and return sizing — not a bigger blower papering over the problem. Airflow target is 350 to 400 CFM per ton, verified, not assumed.

Step 5 — Installation to a Standard

The install crew sets the equipment, brazes line sets under a nitrogen purge to keep the interior of the copper clean, pulls the system into a deep vacuum, and verifies it with a micron gauge before releasing refrigerant. Line-set sizing accounts for the run length and lift. Condensate lines get a proper trap and a float safety switch, because in this climate an August air handler can pull several gallons of water a day, and a clogged drain becomes a ceiling stain fast.

Step 6 — Commissioning: The Numbers Go on Your Invoice

A system isn’t done when it turns on. It’s done when it’s commissioned. We verify the charge by superheat and subcooling, confirm the temperature split across the coil, recheck static pressure with the new equipment running, and set the heat-pump balance point and lockout from the measured load rather than a factory default. Those readings go on your paperwork. If a future technician ever tells you your system is undersized or overcharged, you’ll have the commissioning numbers to check them against.

Step 7 — Rebates Applied, Then Follow-Up

Qualifying heat pump and high-efficiency installations may be eligible for EmPOWER Maryland incentives through Pepco and for the federal Energy Efficient Home Improvement Credit, capped at up to $2,000 annually for qualifying heat pumps. We calculate eligible incentives into the proposal up front. After the install, a maintenance plan keeps the commissioned numbers where they belong — because a system drifts out of spec over a few seasons, and catching that drift early is cheaper than catching the failure it becomes.

Why do you run a Manual J instead of matching my old system’s size?
Because your old system’s size is often the reason you called us. Rules of thumb and like-for-like replacements carry forward whatever sizing mistake was made originally, and in Climate Zone 4A the most common mistake is oversizing. A Manual J load calculation measures the actual heat gain and loss of your specific home, room by room, and separates the sensible load from the latent (moisture) load. That separation is what lets us pick equipment that both cools and dehumidifies, instead of one that hits temperature and leaves you clammy.
What is static pressure and why do you measure it?
Static pressure is the resistance your ductwork puts up against airflow, measured in inches of water column with a manometer. The design target for most residential systems is around 0.5 inches. In Hyattsville’s older ramblers and split-levels we frequently measure 0.9 or higher because the return ducts were undersized when the house was built. High static pressure starves the system of airflow, which shows up as a hot second floor, poor dehumidification, and premature blower and compressor wear.
